Role overview the construction manager will assist in the development of homebound’s product offering for luxury and serve as a central operation - construction managerThis position will ensure homebound provides the resources to the local markets to support our ability to deliver high quality, luxury homes on-time and on-budget with expanding margins as we scaleIn this role you will guide local teams on luxury projects taking the lead role as the construction managerYou will also take the lead at homebound to develop the best available technologies and techniques to oversee, bid, and contract for luxury projects and also drive the incorporation of the best of luxury practices into homebound’s custom home product offering.
What you`ll do
Homebound products: initiate and lead homebound’s luxury product offering with the intent of testing the viability of the product as part of the homebound brandDevelop our offering, work with sales to acquire customers, and deliver product.
Work cross-functionally with the homebound leadership team to define areas we want to explore for luxury and other new product offeringsUse learnings from our development and testing of our luxury product to inform the launch and management of other new offerings.
Homebound luxury: fully own the preconstruction process for luxury homes including managing the internal and external project teams.
Monitor all preconstruction and construction activities for luxury home projects: project bids, schedules, budgets, production, quality and management of trade partners, ensuring a high level of communication and accountability.
Supervise and provide training to local markets for luxury project types.
Establish performance metrics for luxury projects and oversee installing processes that will allow for managing to those metrics.
Value management, development and assessment of tiered ve in relation to project program and quality standards; determine proper cutoff dates for decisions to ensure design, permitting and construction commencement aren’t adversely impacted.
Work with homebound local and central teams to define timing expectations for luxury projects managed through the homebound tech platform.
Collaborate with procurement as they provide budget pricing, provide design-build subcontractor collaboration, and bid scope for luxury clients in the preconstruction phase.
Collaborate with procurement to recruit new qualified trade partners, suppliers, and consultants to the homebound network.
Collaborate with customer experience to develop, implement and manage customer satisfaction and quality programs to continually improve product and satisfaction ratings for luxury projectsConduct quality control inspections as needed.
Collaborate with sales, biz ops, and marketing in the creation of opportunities for luxury product to bring an in-depth understanding of marketplaces, up-to-date consumer preferences and competitionWork with sales to generate and secure new clients.
Collaborate with tech to implement the operation of software, technology advances and efficiencies for the construction of luxury projects.
Collaborate with head of construction operations and local hoc’s to manage capacity plan to ensure the local teams can support the homebound pipeline of luxury work.
Collaborate with legal and supervise preparation and processing of contract and obligating documents as well as insurance requirements for luxury projects.
What you`ll bring
At least 15 years of experience in custom homebuilding and/or high-dollar construction management environments.
Demonstrated ability to work across teams, including growth, estimating, construction operations, and finance to solve critical business problems.
Experience taking ambiguous problems and turning them into concrete solutions.
Skilled at using data to inform decision making.
Ability to measure results of project cost accounting and make solid recommendations for improvements to bidding and project cost accounting processes.
Analytical, problem-solving, organizational, presentation, interpersonal, and communication skills.
